Today's mortgage rates - April 25, 2018

Mortgage rates edged higher this week, according to Freddie Mac. The average rate for a conforming 30-year fixed-rate mortgage rose by five basis points (0.05 percent), landing at 4.47%, its highest rate of this upcycle to date. Fifteen-year fixed-rate mortgages rose by 7 basis points, rising to an average rate of 3.94 percent for the week. The initial rate for a conforming 5/1 hybrid ARM moved up by six one-hundredths of a percentage point to arrive at 3.67 percent.

Rates had been firming a little bit in the early part of the week, but yesterday's release of the Fed's "beige book" noted tight labor markets, firming wages and prices that are rising "moderately" across all 12 Fed districts. As a result, mortgage rates may firm a bit more in the days ahead.
